How long does an average inspection usually take?

Our average inspection runs around 3-4 hours. Similar to price, inspection time depends on size, complexity, age of the property, and additional services such as radon testing.

How long after the inspection will I receive my report?

The majority of our reports are delivered same day, although sometimes further off site research and inquiring is necessary. Expect to receive your report in less than 24 hours from completion of the inspection.

Should my new home be inspected?

New home doesn't mean flawless home. Although your new home has passed a code compliance inspection that doesn’t mean your home is without need of correction in some way. A home inspection serves a very different purpose and the two inspections are not one in the same. A Lighthouse inspection focuses on the performance of the homes systems and components, proper maintenance, current condition, and the safety of residence.

Issues can arise after you move in due to the changing of seasons. North Dakota winds are notorious for blowing off shingles. Should I attend the inspection?

While all of the information will be included in the report, we encourage you to attend the inspection for a 30 minute walk though after the scheduled completion time. This allows the inspector to devote their full attention to the details of the home and stay on schedule out of respect for everyone’s time.

When does an inspection occur within the home buying process?

You will want to schedule your home inspection as soon as you go under contract on your home. In such a competitive market we strongly encourage working closely with a real estate agent who will walk you through the process.
